We can give a rough guide via email/phone or accurately with a visit to your rental property. We will provide feedback on the rent levels and length of tenancies being achieved on similar properties. We discuss your requirements and explore options for achieving higher yields.

We believe that marketing your property with professional photos of tidy and well-dressed rooms are key to achieving good rents and tenants.



Properties are usually marketed for an 11 month tenancy. The earlier properties are marketed the better the opportunity to achieve the best rent and term of tenancy.

All properties are marketed as group tenancies for the whole house, but on exceptional occasions we can look for individual tenants. Each tenant has to provide a guarantor.


We only offer bills included.

The reasons are:

1: Higher Demand as ease of budgeting for tenants.

2: Houses benefit with less condensation problems if tenants have heating on over winter months.

3: We can recommend cheap suppliers and take annual fixed deals and pay with DD which gives an advantage over tenants arranging their own contract.

4: There is fair usage clause in contract so you know 100% what maximum utility costs will be and these will be reflected in additional rental income. We take quarterly meter readings and monitor usage closely, we give advice and run tenant competitions in order to reduce energy use.


We record proof of identity of all tenants and complete credit search, referencing and guarantors.


The deposit is collected at the time of tenant application and protected. We provide a copy of the prescribed deposit information to the landlord as proof deposit setup.The first month’s rent is collected prior to the tenant moving in.


We provide the new tenant names and student IDs to Portsmouth City Council to obtain council tax exemption. We notify the landlord of the gas and electricity meter readings at the time of the tenant moving in.


We collect the rent on a monthly basis in a Client Account, we provide the tenants with monthly rent statements and chase any late payments. The rent is then transferred to the landlord’s nominated account on the 21st of each month / or next business day. Our Fully Managed fees are deducted from the monthly rent.


Regular monthly statements are sent to the landlord itemizing the rent received and any billable deductions, e.g. maintenance charges and agency fees.


We provide tenants with a contact sheet with emergency numbers and contact details.


We arrange for repairs to be completed in a timely manner.  

We provide before and after photos of any billable works that need doing where possible.

All repairs are carried out with a view to the long term, trade quality materials are used, we have 30 years experience and many trade contacts to call on.  

All maintenance works up to a pre agreed limit (agreed with the landlord) will be completed without the need to contact the landlord. For works costing more than the agreed limit we will contact the landlord for permission before instructing (all billable works will be clearly itemized on the landlord’s monthly statement).

When a repair is reported a job number is automatically created against the issue and is not closed until we have confirmation that the issue is resolved.

Any items that are deemed to be the tenants responsibility will be charged direct to them (these are also noted on the landlords monthly statement).


0% commission. We endeavour to ensure competitively priced maintenance rates e.g. basic call out during normal hours is estimated to be around £20.

All our maintenance contractors are instructed to tidy up, and remove all waste from site after any works are completed.


We arrange these tests and certificates at competitive rates, we just pass on the actual cost with no markup.



These are crucial to identifying problems before they escalate and keeping a close eye on tenants and the property. A report plus photos is submitted to the landlord.


We meet the tenants, hand over the keys and inventory, show the new tenants around the house and advise them how to use the heating and hot water system,find water stop cocks etc.


Ahead of the end of tenancy, we will advise all tenants of the condition they need to leave the house and schedule an agreed time to inspect the property during check-out, take the utility meter readings and collect the keys.


We deal with any deposit disputes between the tenants and deposit protection service.


At the end of the tenancy we will arrange for the refund of the tenants deposit, minus any deductions agreed.


An in-house  photographic inventory is included.


Upon request we can offer rental guarantee for landlords.


We can provide competitive quotes and arrange for refurbishment works to be completed including redecoration, kitchen and bathroom installation, furnishing, carpeting and dressing the property. For large refurbishments we would charge a additional % fee as they are time consuming. We can advise on what works are required and advise on furniture required.
