How to Rent a Property


Know your housemates! Your housemates are as important as choosing a house.

Most agreements for student housing are joint tenancy agreements, meaning you will all be jointly responsible for the house and the rent. Please think twice about signing a contract with someone who is likely to cause problems.

You don’t want in your group the person who never does the washing up, can’t ever pay their share of the rent, and is likely to put their foot through the TV when back from a wild night out.


This is the Process for renting a property

1: Find a group amongst your friends (sometimes we do have individual rooms available)

2: Choose a couple of houses on our housing list (3 max)

3: Arrange a viewing(s) with us

4: Decide on your house

5: Complete an Application Form

6: Commit to your booking by paying an Application Fee and returning the Application Form

7: Sign your Tenancy (Guarantors to sign where needed)

To View a Property:


We only rent our properties to whole groups. When you book a viewing appointment you will need your group already arranged.

Book at least 24 hours in advance of the viewing, so that we can give existing tenants adequate notice.

Appointments will be booked on a first come, first served basis and will be accompanied by an Key10 Lettings representative.

Viewing times are Monday to Saturday, 11.00am to 7.00pm

A maximum of 3 properties can be viewed in one block.

Email us on enquires@key10.co.uk  with the houses you would like to view and a few days and times your group is available.


What To Do If You Want To Reserve A House


1:  Please have a good read through the terms displayed on our website on the tabs to the left.


2:  Send an email to admin@key10.co.uk to confirm which house you want to reserve - on reply to your email we will then reserve the house for you for 24 hours.


3:  At the same time, we will email you a Rental Application form  - you will need to complete one form per property.

This will include details of your guarantors.  If you are an international student please contact us. We will provide details of the guarantor process for International students.


4:  A non-refundable application fee of £70 per person is payable by bank transfer to Key10 Lettings Ltd after the initial 24 hours to carry on reserving your house. On completion this gets carried towards the House Deposit.

As a payment reference please put the house number and first line of the property address (as much as you can fit in the reference e.g.  “111 Thompson Rd”

The bank transfer should be made in one lump sum for the house (Do not make individual payments). Please advise admin@key10.co.uk when the application payment has been made (state the payment ref that you used) so that we can track and confirm receipt.


5:  After the initial 24 hours, a property will only be reserved once we have received the whole group's application form and application fee.


6:  Once we have the group’s Application form and Application fee we will draw up a Tenancy Agreement and post or email it to your current address. This Tenancy Agreement must be completed, fully signed by all tenants and guarantors (if required) and returned to Key10 Lettings with a copy of each person’s identification within two weeks of the application date or the property will be re-listed and the Application Fee will be lost.


7:  Three forms of identification will be needed per person:


8.  The deposit (one months rent) must be paid in one lump sum when the tenancy agreement is returned. This must be paid in by bank transfer. The Holding deposit paid gets carried towards the deposit.

9. Please advise admin@key10.co.uk when the payment has been made so that we can track and confirm receipt, and register the deposit for you with the deposit protection scheme.


10. The first month’s rent is due on the 1st day of the tenancy and must be cleared prior to the property check-in / hand over of the house keys.
